This project consists of the renovation and vertical enlargement of an existing vacant, structurally compromised three-story, five-family residential building at 316 Eldert Street in Brooklyn, New York.

The scope of work includes structural stabilization of the existing building, partial demolition of deteriorated and unsafe components, and comprehensive reconstruction of the remaining structure. The project adds one additional story, enlarging the building from three to four stories, and reconfigures the layout to increase the residential unit count from five to seven dwelling units.Work includes structural reinforcement, new floor and ro of framing, façade restoration and reconstruction, installation of new mechanical, electrical, and plumbing systems, and complete interior build-out of the residential units. All structural modifications are designed to integrate the new vertical addition with the existing reinforced structure.The project maintains the building footprint while increasing height and density in accordance with applicable zoning and NYC Building Code requirements. Upon completion, the building will be classified as a four-story, seven-family residential dwelling.The development restores a previously vacant and structurally deficient property and reintroduces it as a code-compliant multifamily residential building within the surrounding neighborhood context.
