This project consists of the alteration and enlargement of an existing residential building at 1662 Broadway in Brooklyn, New York, including the conversion of a two-family dwelling into a six-family dwelling and the acquisition of a new Certificate of Occupancy. The work includes both exterior reconstruction and interior reconfiguration to accommodate the increased number of dwelling units.

The scope of work includes substantial facade modification and vertical enlargement at the central portion of the structure. Work includes new exterior wall construction with a combination of brick masonry and smooth-faced stone or stucco cladding, installation of new window assemblies, and reconfiguration of the building’s front elevation. The central entry has been rebuilt with a new recessed doorway and metal canopy, along with associated concrete paving and site improvements at grade. The side wings retain brick masonry construction, which has been repaired and integrated into the new facade design.

The project sequence includes demolition of the existing facade and selective structural modifications, followed by reconstruction of the exterior envelope, installation of new fenestration, and completion of entry and site elements.
